Mesa Estates Annual Homeowner Meeting:

Meeting called to order at 7:00 pm

Financial
Report: We have $97,774 in the bank. We have $19,696 in
receivables due. All bills are paid to date.
Fire hydrant service and repairs are being done.
Trash Service:
Our rates are going up by $18.00 a quarter. The result is a $99.00 quarterly
trash charge which does include recycling.
Board member Mark Walker has volunteered to call trash service providers and
see what is available and see if we can improve our rates.
Inter homeowner communication:
The Limongellis are doing an interior remodel and adding a carport.
Architectural issues:
Annual association dues were increased to $500.00 per year. Our capital reserves
should be at $150,000-$200,000. We had one major water line repair late fall
of 2014 on Sierra Vista that cost over $80,000. That took our reserves down
from $140,000 to $56,000. This reserve amount is not enough to cover another
major water repair.
We looked at many ways to increase our capital and finally decided that we
had to raise our dues. We did this to protect ourselves; no one wants to have
a special assessment.
Back Flow:
STARTING ALL OVER AGAIN. Back-Flow Inspection appointments must be made and
kept. The fee for the inspection is paid for in your water bill, however these
fees will double at the homeowner's expense if repeated efforts have to be
made complete the inspection. WE ARE TRYING TO COMPLETE ALL INSPECTIONS IN
