Aspen Mesa Estates HOA Regular Meeting:
June 20, 2022


Meeting called to order at 7:15 pm

Board Member's in attendance: Barbara Brett, Mary Leslie, Joe Nuzzarello, Mark Walker, Danny Popish, Susan Zimmer and Stephanie Williams.


Financial Report:
We have $270,435.00 in the bank.
We have receivables of $3,300.00

Payables are paid to date. We have 3 homeowners that are past 90 days late and the board will reach out to them.


Water Update:
Zoom call with Alan Leslie took place. AME has 3 wells. Well 1 is the best producer and most stable. Well 2 and 3 are back up and used for replenishment. Our wells are fairly deep, about 400 feet. We have senior water rights and a very healthy water source. When asked about the monitoring of our wells Alan mentioned that some subdivisions are using a data logger, which use a probe in the wells to gather data. It is simple monitoring equipment that can provide some of the feedback on our water source that we are looking for. The software and equipment cost around $2,500.00 each, with a life span of 10 years.

We discussed with him the purchase of a new 100,000-gallon tank vs repairing the existing 50,000-gallon tank. A brand-new tank is estimated to cost $500,000. To repair the 50,000-gallon tank is estimated to cost $100,000.

After the discussion the board feels like it is a good idea to go ahead fix the 50,000-gallon water tank. The life span of our tanks is 30 - 40 years. We can proceed with the planning process for a new tank but for now with all of our concerns about having enough water we feel it is prudent to repair and bring the 50,000-gallon tank back into service.

It may have been presented at the annual meeting as a 27,000-gallon tank but it is 50,000 gallons.

We have also approved the purchase of 2 water data logger systems for well 1 and a shared one for 2 & 3.

Susan Zimmer made a motion to get the 50,000-gallon tank repaired. Mary Leslie seconded the motion and the rest of the board voted unanimously.

Architectural Committee:
New construction on Caballo. We have plans and the ACC is meeting to go over them.

Mark Walker made a motion to have the plans reviewed by an architect to ensure the plans are in compliance with our covenants and guidelines. Stephanie Walker seconded the motion and the rest of the board voted in favor. We will be reaching out to architects for quotes on the work.

Flume:
The board is still recommending that every homeowner get a flume device. You can check for leaks on your phone at any time helping to avoid costly water bills

Document review:  We sent the documents to the attorney and are waiting for him to find a time to visit our association neighborhood in person.

Speeders:
Mark Walker is going to visit with the Eagle County sheriff to see what our options are to get our residents to slow the duck down. Someone is going to get hurt. We live in a quiet subdivision, there is no need to race down our streets.

Thistles:  
Please keep your lawns free of thistles. This is a noxious weed and if we find your property to be full of them, we will call Eagle County and they will come and fine you. We will be spraying our common areas. Here is a non-toxic recipe that works for killing thistles.
