Aspen Mesa Estates HOA Regular Meeting:
August 1, 2022


Meeting called to order at 7:10 pm

Board Member's in attendance: Barbara Brett, Mary Leslie, Joe Nuzzarello, Mark Walker, Danny Popish, Susan Zimmer, Lu Ann Craig and Stephanie Williams.


Financial Report:
We have $264,290.45 in the bank.
We have $12,123.35 in receivables due.

Past due accounts are up a bit. We have some habitual offenders. You really need to contact the board if you need help working out a payment plan. Some homeowners are thousands of dollars behind.

The board is tired of spending our time chasing offenders. We don't want to be turning off water so the next thing we will do is stop your trash service. We can easily stop this for you and you can find your own service.


We have $1,400 in payables.

We have some deposit money we will be returning to homeowners that have completed the work and requirements for returned deposits.

Trash:
Our 5-year trash contract is up. Our $25.00 per month is going to $28.00. We are going to see about negotiating another 5-year contract locking in a rate.

Flume:
We have some homeowners that have some high-water bills and have asked for some relief. On occasion if a homeowner has a large bill (1,500 and over) due to a leak we sometimes have helped with a small discount. We must once again stress the water leak detection system FLUME.


Architectural Committee:
We have received the plans for a new build on Caballeo. The board is reviewing. It will be the largest build ever done in Aspen Mesa Estates.

Thistles by Water Tanks:  
We are looking at hiring a landscaping company to visit the area and spray the thistles with our vinegar, Epson salt and Dawn recipe.

Back Flow:
We are running out of time. Every homeowner knows having a backflow device inspected yearly is a requirement of the state. Please call right away to get this scheduled 970-274-1402.

Water Tank Repairs:  
We are hoping to have the repairs to the 50,000-gallon tank stared end of September. It should be a month-long repair.

Escalante Home Cleanup:  
We have seen progress. The homeowner has been very receptive to cleaning up his property and we appreciate his effort.

Speeding:  
Please SLOW DOWN!!! Take an extra 2 minutes to go slowly down our roads

Paving:  
No update. There was a letter circulated via the USPS by a homeowner but there is no vote, no prices, nothing to report on this issue. That information was shared at the annual meeting as well by that homeowner.

Fire Mitigation:  
We have noticed there are some lots with significant standing dead on your lot. It is important that dead branches be cut. These trees are sometimes closer to the road any maybe out of your site, but it is your responsibility to trim dead branches and to remove thistles from your property. We have been lucky with the rain but standing dead is fuel for disaster.

We have received updated documents from the attorney. We will have a AMHOA Document review meeting August 29, 6:30 at Joe Nuzzarello's house.

Sept 19, 2022 Next regular HOA meeting is at 6:30 at Barbara Brett's house.
