Aspen Mesa Estates HOA Special Meeting-Document review:
September 26, 2022

Meeting for document review called to order at 9:07

In attendance:
Mark Walker, Barbara Brett, Stephanie Williams, Mary Leslie, Joe Nuzzarella, Danny Popish. Special guest, Marcus Wile legal counsel from Orten, Cavanagh, Holmes & Hunt law firm, Denver.

Marcus and Jonah have done a great job and Marcus was very knowledgeable and the meeting was extremely informative in regards to appropriate changes and updates for our documents. He was available to do a drive through the HOA to become more familiar as to what kind of properties that our community is.

After much discussion recently to avoid any confusion going forward with regard to Aspen Mesa HOA or Aspen Mesa Estates, Danny Popish proposes a motion to adopt Aspen Mesa Estates as a DBA for our Aspen Mesa Homeowners Assoc. Joe Nuzzarella seconds the motion.

We will be adding a record request form to our document section on the HOA website to allow our homeowners to request specific information from the Board.

We will also will begin scheduling a budget meeting annually to make available to all homeowners the estimated cost of the HOA business expenses. If there comes a need for any special assessment the board will send out an amended budget and schedule a specific budget meeting for the change.

We have a number of items in our Covenants/By Laws that are affected by the new Colorado House Bill 1137 in regards to covenant enforcement. Please feel free to access it through Google and let us know if you have any questions. It was put forward a year ago which prompted the update of our own documents, but some of the items are questionable and will likely be amended in 2023. This will not affect our document revision.

Aspen Mesa Estates HOA Regular Meeting:
September 19, 2022


Meeting called to order at 6:40 pm

Board Member's in attendance:
Barbara Brett, Lu Ann Craig, Stephanie Williams, Mark Walker, Joe Nuzzarello,, Mary Leslie and Susan Zimmer

Financial Report:
We have $255,637.87 in the bank.
We have receivables due of 5,581.70 and about $2,500 in payables.

New Construction:
We have received and approved the plans for the new build on Cabello.

HOA Doc Review:
On Monday 9/26 our attorney will come and look around our subdivision to get a better idea of the area. We will then discuss the revisions and go over the next round of changes.


Twin Acres Commercial Equine Center (Zordel property on Fender):
Keep Missouri Heights rural has provided some insights on their website. Please visit website to become informed on this commercial development. AMHOA Board is not in favor of this commercial operation. We do not want to set a precedent to open the flood gates for commercial developments..

Road Signs:  
The board has purchased 6 signs. We will be putting them up. We need every homeowner to SLOW DOWN. If youÕre in our subdivision you are home. Be mindful and slow down. Someone is going to get hurt.

Water Tank Repairs:
We have been pushed back a bit but still on schedule for an early October start.

Backflow Progress:  
We still have some homeowners that have not called to schedule the appointment. Please call Jim or Andy at 970-274-1402 to schedule. We need to wrap this up.

Flume Flyer:  
We have received a discount via flume. For anyone that wants to order a flume device Save 15% if you enter the code: ASPENMESA!!

Paving:  
The board has not received any communication or updates from the road paving committ
 
Holy Cross will be replacing the large steel power lines called transmission lines beginning June 2023.
