Aspen Mesa Estates HOA Meeting:
December 12, 2022


Meeting called to order 6:45 pm

In attendance:
Barbara Brett, Mary Leslie, Mark Walker, Joe Nuzzarello, LuAnn Craig & Stephanie Williams. Absent: Danny Popish and Susan Zimmer.

Financial Report:
Checking Balance: $263,790.67
Accounts Receivables $4,838.89 with most homeowners thankfully being current on their accounts.

Homeowner Contact info:
Please be sure that homeowner contact information is current. This includes best phone number, mailing address and email.

New Construction:
No new updates.

HOA Revised Docs:
Newly revised documents will be posted on the website January 10th to allow appropriate time for homeowners to review prior to the Annual Meeting in February.
They will be posted on the website and would appreciate for homeowners to review the documents prior to the meeting.
Copies of the revised docs will be provided at the HomeownerÕs meeting..
A motion was made to secure Marcus Wille to see our revised HOA document process through final approval and completion. This includes the presentation of newly revised documents to Eagle County and the recording process. .

Board Members up for renewal:  
Danny Popish and Stephanie Williams' terms are up in February of 2023. They are valuable members of the board with their knowledge of real estate regulations, market knowledge and contacts.


Old Business

Water Tank Repairs:  
We have concluded the work for this season and will pick up again next spring.
One side of the 2-sided tank was stripped of its coating.
Completion anticipated summer of 2023.
Invoice has been received for work completed thus far.
It was suggested that the HOA retain an engineer to oversee the permitting and refurbishing process. The engineer is consulting on the rehabilitation and permitting of the existing buried concrete.

Back Flow:  
A total of 10 test still needs to be performed.
We are waiting to receive the final billing to receive an accurate count of backflow test remaining.
Not having this test performed yearly jeopardizes our water integrity. Additionally, this yearly test is required by the State of Colorado. This protects our water system, essentially the water you drink.
Thirdly, the test is paid for by the HOA, therefore, no fee to the homeowners.

Road Signs:  
3 road signs have been ordered and still waiting for delivery.

Delinquent backflow or dues residents:  
A fee of $50, per month, nonrefundable, will now be charged beginning January 1st for those that have not had their backflow tested per the State of ColoradoÕs requirement.

Next meeting scheduled:  
The next meeting will be Monday, January 16th at Joe Nuzzarello's home at 6pm-8pm.

Annual HomeownerÕs Meeting:  
The Annual HomeownerÕs meeting is Monday, February 13th, 6-8pm and held at the Eagle County Community Center in El Jebel.



Meeting adjourned at 8:31pm.
