Aspen Mesa Estates HOA Meeting:
January 16, 2023


Meeting called to order 6:05 pm

In attendance:
Joe Nuzzarello, LuAnn Craig, Barbara Brett, Susan Zimmer, Mark Walker, Sarah Bayer and Mary Leslie. Absent: Stephanie Williams.

Financial Report:
We have $260,042.83 in the bank.
We have receivables due of $72,487.33.

Homeowner Contact Problems:
In the latest billing you will find an information card. Please fill it out and return with your payment. It is important we have everyone's contact information. This request any renters names and phone numbers, or second home mailing addresses.

New Construction:
We have one homeowner inquiring about building a carport. We explained the process. We are awaiting plans and materials for review. All information about the new construction process can be found on the website.

Back-Flow:
We have 2 homeowners not tested. Davis and Proznek. Beginning January 1, 2023, a $50.00 a month fine for non-compliance will be charged. We give the homeowner 90 days to be compliant with many reminders. That 90 days leniency is over on October 1. The fee will stop once the device has been tested and approved.

We will begin 2023 testing in April and need to be completed by June 30. Please plan accordingly. This is a free and mandatory test.

Board Members up for renewal:  
Stephanie Williams' term is up in February of 2023. She is a valuable member of the board with her knowledge of real estate regulations, market knowledge and contacts. She is willing to remain on the board for anther term.

Danny Popish has resigned from the board. We have a homeowner that has expressed an interest in joining the board. Her name is Sarah Bayer.

Mark Walker put forth a motion to appoint Sarah Bayer to the board and Joe Nuzzarello seconded. All other board members voted in favor of the motion. Sarah Bayer will fill Danny Popish seat.

Danny Popish held the Vice President seat. Joe Nuzzarello put forth a motion for Mark Walker to fill the seat. Mary Leslie seconded. All other board members voted in favor. Mark Walker will hold the Vice President seat.

Road signs:
Watch for new signs encouraging people to go the speed limit coming soon to the streets.


New Business

Road Rage: 
We have one homeowner that is showing signs of serious road rage. This person drives aggressively, tailgating, flashing headlights, flipping people off. More than one homeowner has stopped to talk to this person about the driving and this person actually wanted to physically fight about it or was extremely aggressive verbally. This will not be tolerated. The sheriff has been contacted and will be patrolling the neighborhood. We encourage any homeowner that has an altercation or incident like this to take detailed notes of vehicle information, descriptions and if you feel it needs a sheriff to be called, then by all means, reach out. Safety first.

Credit Card Billing:
Mark Walker would like to revisit paying our bills by credit card. Our book keeper LuAnn said she will look into this for us. The HOA will not pay the credit card fees for this. If this credit card transaction concept is put in place, the homeowner will pay all the credit card fees which will vary by card from 2.7 to 3%. More to come.

Annual HomeownerÕs Meeting:  
Annual Meeting is 6:00 pm on February 13, 2023 at the Eagle County Community Room in El Jebel.


Next Meeting Scheduled:  
The next meeting will be Monday, January 16th at Joe Nuzzarello's home at 6pm-8pm.
We will hold the raffle for one-year free dues at the end of the meeting. You must be present to win.

Next Meeting is February 13, 2023 at 5:30 at the Eagle County Building.
